Phase 1:
the intake – we will find and explore the housing offers using the
house stock-taking and present you the offer of selected homes.
Afterwards we will make a continuation appointment with you.
Phase 2: the visits – after consultation we will plan dates for visiting, make appointments with local real estate agents, make a couple visits together and meet the selling parties. The visits will take place according to a set visiting pattern where you will get very useful and practical tips. During the visits you will get an idea of the physical condition of the house and the price level.
Phase 3: the purchasing examination and the real estate taxation. The physical condition of the house needs to be objectively inspected: think about possible pros and cons that come with extra finishing or construction work. After this examination the taxation will follow, where the financial worth of the house and the area will be determined. This way you get an overall picture of the depreciating or value-increasing factors of the real estate. You are now fully prepared to enter the negotiation phase.
Phase 4: the negotiation phase. You will make a realistic opening offer on the asking price. The examination and taxation will have given you a thorough support on the difference between this first offer and the asking price. Then we will have the negotiation conversations to have the ending price be as close to the first offer as possible. It is important to have the price correspond with your feeling of the houses’ worth and avoid that feeling of having paid too much. Now you can sign the purchasing-agreement with peace of mind.
Phase 5: Juridical screening. According to your personal situation we will decide on which name the house will be purchased. In other words, who will be the official owner? Just you, or maybe together with your partner or a corporation?
Phase 6: financing. Together with you we will look at your financial possibilities, and we will look for the most convenient way of financing. Some things can be arranged in the Netherlands as well as in France. Here as well, precision work is possible.
Phase 7: the purchasing-agreement – you will receive a detailed explanation on the examination of the temporary purchasing-agreement. To test if the condition of the house will still be sufficient when signing the temporary agreement, there is a last delivery visit before the transport at the notary. Naturally you will receive textual explanation and assistance during the winding up of the transaction at the notary’s office and we will examine his account.
Phase 8: Completion. After the purchase has been formally sealed and the purchasing process had ended, we will assist you at the administrative connections of utility facilities (gas, water, sewer and electronics) and the transferring of the owners’ information to EDF, GDF and SAUR (the facility companies).
Experienced buyers have the opportunity to choose a selection of steps out of our purchasing plan. We will gladly inform you about the conditions.
Besides we will gladly advise you on possibly needed rebuilding as well a advise you on the fitting way of financing this and accompany you at choosing a profitable (fiscally) juridical construction. This construction will be dependent on the lifestyle (married/registered partners/iving together) or on the inheritance of a French home, since these rules differ from the Dutch inheritance rights. We will also inform you on how to process the second house into your Dutch declarations income taxes
